To provide
home buyers a quality, comfortable and livable home that is affordable to purchase and economical to own. We commit to investigating and using methods, technologies and materials that are superior to those required by code or that are typical to the construction of multi-family housing.

ENERGY SAVING FEATURES -

By offering energy saving features as standard we have created an energy efficient home that will keep your long-term ownership cost to a minimum and add to the resale value. Please find below some of our energy saving features.

  1. Exterior walls made from 2’ x 6’ vs. 2’ x 4’ to accommodate R-19 insulation vs. the industry standard of R-11 or R-13 insulation.
    That is a 50% increase!

  2. SunCoatTM Low-E glass in all windows and sliding glass doors.
In side by side studies Low-E glass has also shown to reduce cooling costs by 27%. It should also reduce heating costs.

  3. A unique heating system that will provide you a level of comfort that is seldom experienced. That is because the heating system heats from the floor up and cools from the ceiling down. Come by and check it out!

  4. High efficiency furnaces.

  5. High efficiency and recovery hot water heaters.

  6. High efficiency gas fireplaces.

  7. Timers on bathroom fans. No big deal, you say!
Did you know a typical bathroom fan can empty your house
of heated or cooled air in two hours or less?

SOUND MITIGATION FEATURES -

Because the reduction of sound transmission between units is important
to your quality of life in your new flat we have included the following sound mitigation features:

  1. Quieter living space due to the use of 6” exterior walls filled with R-19 insulation.

  2. Quieter living space due to sound mitigation technologies in party walls to include the use of 3 lb./cf
sound attenuation batts which is 2-3 times more effective at stopping sound transmission
than the .75 lb./cf fiberglass batts typically used.

  3. To reduce sound transmission between floors we are using 1½” of gypcrete vs. the code required
¾”, full ½” carpet pad and 40 oz. carpet, resilient channel between the drywall on the ceiling
of the unit below and the bottom of the floor trusses for the unit above.

  4. The installation of cast iron waste pipes in the first and second floor instead of the noisy PVC piping typically used.

Please stop by our Sales Center
and let us show you these and other features
that will contribute to the comfort and livability of your Fox Run flat!
